INTRODUCTION
St Benets is a 15th century building steeped in history. It is set amongst trees just outside the village of Lanivet. It is right in the centre of Cornwall and so provides an ideal base to explore the many beautiful sights of Cornwall. Although an old building we aim to provide a comfortable, friendly, stress free haven away from the busy cities. We are open all year, but do take the occasional day off. We are a family run business and we aim to cater for the needs of all guests in the abbey.
The following statement is a summary of our provision. if you have any questions please feel free to call us and we will endeavour to help.
Pre-Arrival
• The Abbey is just off the A30 on the A389 to Lanivet or if arriving from Bodmin is 300 yards from the village of Lanivet itself. It is set behind trees, opposite the Royal Enfield sign. Our signs are cerise in colour. At night the bridge is lit by fairy lights.
• The nearest railway station is Bodmin Parkway. It is 6 miles away or 13 minutes.
• The nearest airport is Newquay, which is 25minutes away just follow the A30 until you reach the turnoff marked St Austell and Wadebridge A389.
• We have two reliable taxi companies (Bodmin Taxis 01208 73000 and Parnell’s 01208 75000.)
• Please contact us if you wish us to pre-book a taxi to collect you from the station.
• There is a bus stop 5 minutes away in the village, which has a regular bus service, although they do not run after 19:00 hours. You may have to change to reach some destinations.
• The nearest shop is the Spar in Lanivet. There is also a pub (The Lanivet Inn), a licensed fish and chip restaurant (The Welcome Stranger) a post office and a hairdressers.
• Unfortunately we are unable to accommodate pets in the Abbey, but people may bring them if the pets sleep in the guest’s car.
• Menus can be provided in large print, but unfortunately we are unable to prepare documents in Braille.
• We are happy to cater for special diets or any likes or dislikes. Please advise of these before arrival. Also if guests have any allergies please advise at booking stage. We have duvets on our beds, but if a sheet and blanket is preferred please also advise before arrival.

Arrival & Car Parking Facilities
• To ensure that your room is ready we ask that you do not normally arrive before 15:00pm. Earlier arrivals may, however, be possible by arrangement.
• We ask guests to notify us if intending to arrive after 18:00pm.
• The car park is lit from dusk and is accessed over a bridge. It is on the side of the abbey and is 1.5 meters from reception. There is ample parking for all guests and so the is no need to reserve a parking place. It is quite secure.
• We offer assistance with your luggage.
• The car park and path to reception is small grey stones and flat
• On arrival you will be asked to complete a registration form. You will be given a short tour of the abbey and shown to your room. You will then be offered a complimentary pot of tea or coffee.
Main Entrance & Reception
• There is a porch entering reception, the door of which is 81cm wide.
• The front door is always open from 7:30am and is closed and locked once the last guest is back in for the night. If guests are going to be extremely late other provisions will be made to accommodate this.
Public Areas - General (Internal)
• The lounge, which is the oldest room in the abbey (finished in 1411) has cosy chairs, sofas and tables. This is accessed up two steps. One measures 22cm high and the other measures 8cm high. There is hand rail on the right.
• There is central heating throughout the abbey. The temperature of the guest rooms are controlled by thermostatic controls on the radiator.
• There is a log burner in the lounge, which is lit on very cold days making this room even cosier.
• There is a TV, games, magazines and daily papers for the guests in the lounge area.
• We have a licensed bar.
• From the lobby there is a hallway leading to the lounge and a staircase leading to the next level.
• The staircase has nine steps measuring 7 cm high and 1.18 wide.
• There is a landing which is lit by two large windows. There are seven more stairs to the top. The whole ground floor area is carpeted and there are no rugs.
• The top landing is lit by a chandelier
• The five guest rooms are accessed by a fire door 32cm wide on the top level.
Public Areas - WC
• There are two WCs. One has two steps up to it measuring 18cm high and 7 cm high and 71 cm wide. This has a hand rail and is carpeted.
• The second WC has two steps down, measuring 8cm high and 86cm wide.
• This is tiled both on the walls and floor.
Restaurant / Dining Room, Bar & Lounges, Take Away & Cafe
• The tables in the dining area are spaced generously and are numbered to coincide with your room number. They are laid for two but for larger parties can be flexible. The chairs do not have arms.
• A highchair is available
• We provide a selection of daily papers at breakfast. At one end of the breakfast room is two sofas and arm chairs for guests use. This is a quiet area to read the papers. There is also a map of Cornwall, which has the tourist attractions in red on it. This can be found on a table in the dining area together with a book with recommended restaurants and pubs in it. We also have a few books on Cornwall to help plan your day.
• Breakfast is served between 8:00-9:00 Monday-Saturday and 8:30-9:30 on a Sunday. Earlier breakfast can be arranged if guests needs are explained on arrival.
• We are happy to cater for special diets and any particular likes or dislikes. Please advise of these before your arrival.
• The produce is sourced locally where possible with eggs from our own free range chickens.
• We can provide a packed lunch for those walking, but please give ample time for this to be prepared.
Laundry
• The nearest lauderette is in Wadebridge- 9 miles away.
• An iron and ironing board is available.
• A service wash can be done depending on how busy we are when the request is made.
Shop
• The nearest shop is the Spar which is in the village. It opens from early morning and 8:30 on a Sunday until 9:00pm. Most items can be purchased from this shop in the drink and food line.
• There is an Asda, Sainsbury and Morrison’s in Bodmin.

Leisure Facilities
• There is a leisure complex in Bodmin- The Dragon Centre, which has a swimming pool, gym and squash courts.
• Lakeview has a pool and fishing lakes and is only 5mins away
Outdoor Facilities
• There is horse riding locally, with rides on Bodmin Moor for both the experienced and the beginner rider.
• There is surfing, fishing, golf and many cycle trails in the local vicinity
• For guests who stay with us we can offer Green fees two for the price of one.
Conference & Meeting Rooms, Banqueting, Clubs, Entertainment
• Our dining room is available for hire for conferences, parties and small weddings
• It can accommodate 25 delegates.
• A buffet can be provided at a cost depending on requirements.
Bedrooms
• There are seven bedrooms. Five are on the first floor, one is on the ground floor and one, The Garden room, is attached to the abbey but it has its own front door off the car park. There is a walk of 14 meters from room 8( The Garden Room) to reception.
• There is a free standing bath measuring 55cms depth at one end , enclosed in a glassed room with curtains and a washbasin and WC at the other end. The WC is in a separate room down two steps. These measure 12cm and 15cm deep.
• The wall behind the bed is made from Cornish granite. The bed is metal framed.
• The room is co-ordinated in red, gold and white.
• The room looks out on the flower borders at the back and the old tower.
• Room one has a four poster bed. It is the largest guest room. It has a TV and DVD player combined, hospitality tray, hairdryer and alarm clock. It has two large windows that open like doors onto the front garden.
• Room 2 has a four poster without the overhead canopy. It faces the front garden It is carpeted throughout and is colour co-ordinated in gold, red and white.
• There is a hospitality tray, TV with DVD player, Hairdryer and a Corby trouser press. This like one has two large windows.
• Room 3 has either a queen sized bed or two singles. It overlooks the front lawn and has a hospitality tray, hairdryer, TV and alarm clock
• Room 4 is a double en-suite room.. It has a bed with gold knobs on each corner. It overlooks the old tower at the back.
• It has a TV, hospitality tray, alarm clock and hairdryer.
• Room 5/6 has connecting rooms.
• The first has a sofa with coffee table TV and hospitality tray.
• This is linked to a double room with a wooden double bed, which is linked to an en-suite shower room.
• Room 7 is on the ground floor, just off reception, through a fire door.
• It has a double bed, hospitality tray, an alarm clock, hairdryer and TV.
• It has a dressing area and en-suite shower room.
• It looks out on the old tower at the back of the abbey.
• All guest rooms have wireless internet. To access, a pass code is required, which can be obtained from reception.
• All bedrooms have a welcome pack which explains the services that we provide
Bathroom, Shower-room & WC [Ensuite or Shared]
• The Garden room has a free standing bath (details of this are explained under bedrooms)
• Room 1 has a bath with shower over. It has a heated towel rail and a vanity unit with basin and toilet. The floor is light linoleum. The walls are covered in marble faced melamine board. Toiletries are provided for your use and tissues in all the bathrooms
• Room 2 has a bath with shower over it and a basin and toilet. It also has a heated towel rail. It also has marbled melamine on the walls, but the floor is carpeted.
• Room 3 has a bath with shower over.
• It has a vanity unit with basin and toilet. It has a radiator in the bathroom.
• The walls are tiled and floor carpeted.
• Room 4 has a bath with shower over. It has a frosted stain glassed window.
• It has a wash basin and toilet.
• Room 5/6 has a power shower with a small step up, a toilet and vanity unit with basin. The floor is carpeted and the walls have marbled melamine. There is a heated towel rail.
• Room 7 has a shower with a grab rail on the outside and one in the shower. It has a step into the shower of 24cm. There is a toilet with a grab rail alongside.
• There is a wash basin and heated towel rail.
• The shower room is tiled and floor has linoleum.
• All bathrooms have toiletries and tissues provided and towels.

Grounds and Gardens
• The abbey has 28 acres of woodland behind it. The woodland is very muddy most of the year. It does have bluebells, daffodils amongst the wild bushes and bamboo depending on the time of the year.
• There is a river running along the front of the abbey and a waterfall.
• The front is laid to lawn with various shrubs and trees. There are wooden tables and chairs and parasols for the guests use, weather permitting.
Additional Information
• We do not permit smoking anywhere indoors. There are smoke detectors in every room. Guests who activate these through smoking will be fined £50.00.
• There is a garden bench with an ash bin near the river or a large ash bin near the reception porch for smokers to use. Information as to fire procedures can be found in each guest bedroom. There is also details of nearest escape routes
• If you need assistance of this kind of emergency (e.g. hearing impairment) please let us know on arrival and we will ensure that you are evacuated safely should the need arise.
• We have a display stand with various leaflets on local attractions in the reception area.
• We are happy to refrigerate any medication or keep any perishables for a limited period in our fridge.
• Mobile phone reception is not very good if you are with Orange. You will need to go outside to get a signal.
